01The requirement

A landlord with a small portfolio needed a new EICR before re-letting a two-bedroom terrace. The previous report was more than five years old, and the letting agent could not market the house without a current one.

02The condition and the constraint

The house still had a rewireable fuse box on a wooden board, and the inspection recorded C2 observations: no RCD protection for sockets, inadequate main protective bonding to the water pipe, and a damaged socket in the kitchen. The report was therefore unsatisfactory. The new tenants were due to move in within three weeks, so the remedial work, retest and paperwork all had to fit before then.

03The work completed

  • A full EICR, with every observation photographed and explained in plain English
  • A separate fixed quote for the remedial work, accepted the same day
  • The fuse box replaced with a metal-clad consumer unit with RCBO protection
  • Main protective bonding to the incoming water and gas services brought up to standard
  • The damaged kitchen socket replaced and the circuit retested
  • A retest of the whole installation, with the report reissued as satisfactory

04Safety and disruption

Because the house was empty, the work could be done in two consecutive days without disrupting anyone. The letting agent held the keys, and the landlord received photographs of each item before and after. Existing circuits were tested before the new board was fitted, so nothing was connected to RCD protection without first being proved sound.

05The result

The landlord received the satisfactory report, the Electrical Installation Certificate for the new consumer unit, and written confirmation that the remedial work was complete, all well inside the 28-day window. The documents went to the letting agent for the new tenants before they moved in.
